Once you’ve finally accepted an offer on your home, inspections will be done to satisfy both the buyer and their mortgage lender. Many sale agreements are incredibly complex and feature a number of qualifications and fine print. This can be confusing and may include additional requests and addendum’s. I am familiar with these documents and can help guide you through the process.
Packing & Moving
Depending on how far you’re moving, you may require the assistance of a professional mover. Large, bulky items like television sets and furniture are not generally accepted by companies like FedEx or UPS. Consider not only the cost to move, but other factors like time and proper equipment. Though professional movers may seem pricey at first, when you look at the time and money to get similar results, you may re-consider. Be sure to get moving estimates in writing and compare several companies. Ask for discounts and be sure to only use licensed, bonded movers. Also make a checklist so that you’re organized and efficient. Or ask me! I often have knowledge of many local companies that can make your move easier.

We met with Joseph for a market analysis of our home prior to us putting our house on the market. We asked him what needed to be done to prep the house. Him advice was open, honest, and was through the eyes of the prospective buyers. He knew what needed to be done to make a good first impression with any buyer and we liked that!
Since we were working with a relocation company and moving out of state, Joseph understood our tight timeline to get things accomplished. Before we officially “hired” him, he put us in contact with people who would help us get our home ready for market.
Communication is the key to stay informed and avoid confusion, frustration, etc…Joseph’s line of communication was incredibly flexible. We were already out of state; we started our new jobs and 3 time zones away. If we had a question, we could text Joseph and a response was given. If we emailed him, he would respond via email. And if we needed more detail and called Joseph, he would pick up. Not one mode of communication was favored and we could connect with him any way we needed for that moment in time.

Joseph had an initial meeting with us and took diligent notes regarding our specific needs selling our single family home which was in poor condition after the last tenants left. He is highly talented technologically and made excellent use of the relevant search engines and real estate databases to quickly find us comps; he did not waste our time with other homes that were out of our price range.
Even though our home was a ‘fixer’ he held open houses just about every week it was on the market.
